Landscape Renovation Updates

Our thanks to the Big Canyon homeowners who responded to our first Community Improvement Action Update. We read them all and by now you will have heard back from us.  Your suggestions, comments, concerns and questions regarding the BCCA Board’s intent to address our stressed landscaping, eroding roadway, entry gate vehicle back-ups and general safety shortfalls are much appreciated and we continue to encourage homeowners to provide feedback via bigcanyonaction@gmail.com.

 

We are excited to tell you about our first Community improvement project. The unsightly bare areas around the East and West entry gates and the similarly-stressed center medians along Big Canyon Drive, will be replanted with attractive, low-water usage plant materials, consistent with the elegant look of our Community. (See renderings below.)

 

In regard to cost:   We have taken full advantage of State and County programs to secure a significant financial rebate of $262.5K -- net-net, reducing the total project cost from $314K to $51.5K. 

 

Timeline:  We anticipate approval from the various Government Agencies shortly with renovations to start later this month and an anticipated November completion date.  Work will be carried out by Big Canyon landscapers, Bemus. 

 

Numerous homeowners have complained about the declining state of these areas and we are confident the refreshed, environmentally-appropriate ground covering will significantly enhance the “first impression” of those entering our Community, whether homeowners, visitors, or potential property buyers. 

 

Moving forward, your Board continues to meet with appropriate proven-professionals to advise on further improvements, as mentioned above and outlined in our previous Action Update. As we have stated, these improvements come at a cost.  We will provide full information on funding requirements  once this year’s Reserve Study, which is in progress, is completed and reviewed.  Be assured, as fellow-homeowners, your Board will continue to diligently press for maximum cost-efficiencies, available rebates and an excellent work product.
